Loan Program Descriptions:
A Federal Housing Administration (FHA) loan is a government loan which requires the borrower to invest as little as 3% in the purchase of a property. Eligible properties include single family homes, condominiums, and 2-4 unit properties as long as the borrower occupies I unit.
A Conventional loan requires as little as 5% down payment, but with a 20% down payment mortgage insurance is not required. Eligible properties include owner occupied primary residences, second/vacation homes, and investment properties.
A Veteran loan requires 0% down payment and no monthly mortgage insurance is
required. The program is available to current veterans, as well as veterans who have been honorably discharged. Eligible properties include single family homes, condominiums, and 2-4 unit properties as long as the borrower occupies 1 unit.
Veterans Mortgage Program (AMP) is available to veterans who entered into active duty prior to 1/1/77 and who have not been discharged more than 30 years, This program offers the veteran a lower interest rate through Alaska Housing Finance Corporation (AHFC). This program may be combined with any FHA, VA, or Conventional Loans.
First Time Home Buyer Program (FTHB) is designed for buyers who have not had Ownership interest in a primary residence within the past 3 years. This program offers the FTHB a lower interest rate through Alaska Housing Finance Corporation (AHFC). This program may be combined with any FHA, VA, or Conventional loans. Eligible properties include owner occupied single family homes, condominiums, and 2-4 unit properties as long as the borrower occupies 1 unit.
